Being fully certified doesn't mean anything unless you have the sales data and experience to back it up. Commercial real estate and large land deals are usually much more complicated than selling a house. In fact most agents (if their honest) will tell you that it's a completely different world. A commercial Broker will have to know things such as the amount of traffic that passes a property on a daily basis, have a good working knowledge of the current and proposed zoning. The proximity to major roadways and Interstate highways plus a host of other things affecting proposed ROI (return on investment) of an existing commercial property. When selling raw land all of the above apply as well as the floodplain, current and proposed wetlands regulations, financing, carrying costs and at least a cursory understanding of tax law as it relates to property sales and purchases. Commercial and Land also require different marketing systems than residential properties.
Anyone that tells you that selling Commercial and Residential properties are the same thing simply does not understand the process. In general, a Commercial agent can easily sell Residential properties but not the other way around. When compared Residential is easy and Commercial is extremely difficult and time consuming. Most Commercial agents have had a mentor show them the ropes because it's a specialty that takes time to learn. It requires a different mindset. As someone who has been selling big ticket products since the age of sixteen in our family business, I have that mindset. I have fifty years of selling experience. That in addition to being the Broker/Owner of this Brokerage can only work to my clients benefit as I have unlimited flexibility in all aspects of the transaction.
